The small drainage holes in a window track clog with silt. Once they do, snowmelt sits in the track instead of draining, and that standing water works its way into the frame.

Step By Step
How We Do It

Screens out and labeled
Every screen comes out and gets marked so it goes back in the opening it came from. Screens are not interchangeable, and forcing the wrong one bends the frame.

Vacuum before water
Tracks get vacuumed dry first. Spraying a dirty track just makes mud and pushes silt deeper into the corners and the weep holes.

Scrub, flush, and clear the drains
Tracks are brushed with detergent, flushed, wiped dry, and the weep holes are checked so the window can actually drain.

Screens washed and reinstalled
Mesh washed on both sides, frames wiped, everything dried and put back square. Anything torn gets shown to you with a repair option.
Screens go back in the opening they came out of, seated square and latching properly. If a screen was damaged before we touched it, we show you rather than quietly putting it back.

Is this included when you clean my windows?
Yes. Screens, tracks, and sills are part of a standard residential window cleaning with us. This page is here for people who want that work done on its own, or who have been quoted it as an extra somewhere else.
Can you fix a torn screen?
In most cases yes. We handle re-screening and minor frame repair. If the frame itself is bent or corroded past saving, we will tell you that instead of charging you for a repair that will not hold.
My tracks have never been cleaned. Is that a problem?
It is common and it is fixable. The first cleaning on a neglected track takes longer, and it is the visit where the difference is most dramatic. After that, routine cleaning keeps it easy.
What are weep holes?
They are small drainage slots in the bottom of a window track that let rain and snowmelt escape. When silt blocks them, water pools in the track. We clear them as part of the job.
